Using search keywords for these niches makes SO MUCH MORE SENSE than running ads on FaceBook.
Budget matters here - you'll need at least $1,500-5,000/month minimum. But that's a good thing, you want a barrier to entry!
Step 3: Follow up with intent based leads using frameworks designed for affluent clients.
When a lead comes through your system, you'll have:
- First Name, Last Name, Email, Phone, Keyword, IDX Automation
From there you call the leads and model our scripts. Reference their specific search keyword (country club, new construction, relocation etc). Position yourself as a specialist in that property type. Ask them more about their situation. Offer to show properties, send outro email so they have your contact info, links to reviews, expected next steps.
The average sales cycle is still 9-18 months (that's real estate), but you're working with buyers who ON THEIR OWN VOLITION typed in a very specific keyword phrase, filled out a form on your website, receive automations relevant to that data feed of homes.
This method gets you qualfied leads, but you still need solid follow up. The difference is you're following up with people who CAN afford to buy and you better understand how to position yourself as a conduit to their desire not a sales vulture.

Step 1: Wealthy Audiences - only the top 5% of earners can buy homes at the target prices I'm going for and that's fine. I would estimate about 85% of leads out there can't buy a home isply because of their income, so effectively these "cheap leads" have an infinite cost because there couldn't have been a revenue event.
Step 2: Math - you have to spend the right amount of money over the right amount of time.
Step 3: Persuasion - in an ethical way...you actually need to be worth $25k or $100k for a transaction, don't blame the lead for being $25-$65
Step 4: Feedback Loops - not all agents hit ROI on he same niches. One of my clients is a real estate coach, he absolutely hills it on 55+ audiences, he's done over $1m GCI in a YEAR off of $1,500 a month in ads budget! Some clients are too young to pitch active adult or senior living, that's fine, there are ways to make this work on Military Relocation, waterfront, new contruction, high rises, gated neighborhoods, etc. I build ALL these by default, not because I like getting carpal tunnel but because I do what works to help my clients the most. That's why my cancellation rate is 90% lower than my competitors.
Step 5: Scale - once we have ROI we show a lender who is losing their ass on zillow leads then scale up with their budget contributions. Effectively you can double your lead flow and ROI without increasing your spend or risk...that is pretty sweet.
Step 6 Replicate - set a cut price where you as the team owner or head honcho takes all the leads OVER a set price like $1m or whatever you want, then. you rbuyers agent does all theones below. Train them to do what I showed you to do and keep doing this until the math breaks or you need to fire them or add another.
